Booking

How far in advance should I book?

Most guests inquire six to twelve weeks out. Weddings and holiday dates are typically claimed four to nine months ahead, and the most photographed homes in the collection go first. That said, we hold a quiet list of last-minute availability, so if your date is inside a fortnight it is still worth asking — we can often place you somewhere excellent within a day.
Can I see the home before I commit?

Yes. Site visits are arranged for serious inquiries once we have a quote in front of you, usually within the week, and are attended by a member of our team. For productions we schedule a technical scout instead, with time to test power, light, and access. There is no charge for either.
How do I know the photos are honest?
+
Every home in the collection is photographed by us, not by the owner, and re-shot when anything material changes. We also publish the unflattering facts — stairs without a lift, a neighbouring build, a driveway that fits four cars and not fourteen. A guest who arrives surprised is a guest we have failed.
Do you hold my date while I decide?
+
A quote is valid for seven days and we will flag your interest to the homeowner, but a date is only held once the deposit clears. If someone else moves on the same date inside your window, we call you before accepting so you have the chance to confirm first.
Can I book more than one home?
+
Frequently — a rehearsal dinner in one residence and the wedding in another, or a production that needs two looks in one week. Tell the concierge the shape of the whole event and we will build it as a single itinerary rather than separate bookings.
What happens after I send an inquiry?
+
A person reads it, not a queue. We confirm availability with the homeowner, then send an itemised written quote covering the property rate, service fee, cleaning, deposit, and overtime rate. Ordinarily within one business day.

Money

Is there any cost to inquire?
+
None. Inquiries are free, non-binding, and no card is requested. Nothing is charged until you have accepted a written quote in which every figure is already visible.
What exactly makes up the total?
+
The property rate for the hours you reserve, our twelve percent service fee, a cleaning fee set by the home, applicable taxes, and a refundable security deposit. Staffing, permits, and overtime appear only where they apply, and always before you sign.
When is the balance due?
+
Fifty percent on booking to hold the date, the remaining fifty percent fourteen days before arrival. For bookings made inside fourteen days, the full amount is due at confirmation.
What if I need to cancel?
+
More than sixty days out, your deposit is refunded in full. Between thirty and sixty days, half is refunded. Inside thirty days the deposit is retained, because the homeowner has turned other dates away by then. One free date change is available if you are more than forty-five days out.
When do I get the security deposit back?
+
Within seven business days of departure, once the walkthrough is signed off by both sides. If the homeowner claims against it, they must produce photographs within seventy-two hours and you will see that evidence and be given the chance to respond before a cent is deducted.
Do you ever add charges afterwards?
+
Only three things can appear after signature: overtime you ran, extras you asked for on the day, and documented damage. Each is billed at a rate you were shown up front. We do not invent line items.

On the day

Will someone be there to let us in?
+
Yes. An on-site coordinator meets you at the start of your window, walks the home with you, and stays reachable throughout. At most residences they remain on the property, discreetly, for the duration of the event.
Can we bring our own caterer, florist, and DJ?
+
Almost always. Vendors must be licensed and insured, with certificates naming the homeowner and Veranda Venues as additional insured, filed seven days before arrival. A handful of homes have an exclusive caterer, and that is stated plainly on the listing.
What are the rules on music and noise?
+
Amplified sound stops at the hour on the listing — usually ten in the evening, earlier in a few residential canyons. These are the homeowner’s neighbours, and a citation is the fastest way to lose a home from the collection. Acoustic music and dinner service usually continue past that hour.
Do the reserved hours include setup and breakdown?
+
They do. Your window covers the first vendor arriving and the last van leaving. Underestimating this is the single most common reason a booking runs into overtime, so build in more than you think you need — we would rather quote you a generous window than bill you at one and a half times for it.
Can guests swim, or use the kitchen?
+
It depends on the home, and every listing says so before you inquire. Pools are commonly available with a lifeguard for events over a certain size. Chef’s kitchens are usually open to a licensed caterer but not to guests.
Can guests stay overnight?
+
Most bookings are hourly and daytime. A number of residences do accept overnight stays as a separate arrangement with its own rate and rules — ask the concierge and we will tell you which ones.
Is the home private during my event?
+
Entirely. You are the only booking on the property that day. The homeowner is not present unless you have asked them to be, and we do not schedule viewings, photography, or maintenance around your event.

Homeowners

What kind of home do you accept?
+
Architecturally distinctive private residences in Southern California with genuine privacy — a gate, a canyon, an acre, or a long drive. We turn down far more homes than we accept, and we are candid about why. Size matters much less than character.
How much can a home earn?
+
It depends on the residence, the hours, and how often you wish to open the doors. A property hosting two events a month typically earns in a range we will model for you honestly before you list, based on comparable homes in the collection rather than a best case.
Who is in my house, and how do you vet them?
+
You see the occasion, the guest count, and the organiser’s history with us before you approve a date — and you approve every date individually. Insurance naming you as additional insured is filed before the address is released. You may decline any booking without giving a reason.
What if something is damaged?
+
Every booking carries a refundable security deposit and a minimum of one million dollars in event liability insurance naming you. Claims are raised within seventy-two hours with photographs from the joint walkthrough, and we manage the recovery on your behalf rather than leaving you to chase a guest.
How and when am I paid?
+
Within seven business days of the event, by direct transfer, less our commission. You see the full breakdown for every booking before you accept it.
Will my address be public?
+
Never. Listings show a neighbourhood and an approximate area only. The exact address, gate codes, and access instructions are released to the named organiser after the booking is confirmed and insurance is on file, and to nobody else.

Productions

Do you work with film and photo productions?
+
Regularly — editorial, commercial, television, and stills. Production bookings run on their own agreement with call times, crew counts, and equipment lists, and are priced by shoot day rather than event hours.
What technical information can you give me before a scout?
+
Square footage, ceiling heights, power availability and amperage, blackout capability, the direction the house faces and its best light hours, parking and truck access, and whether there is a room that works as a holding area. Ask the concierge and we will send the spec sheet for any home in the collection.
Can we bring generators, condors, or drones?
+
With prior written approval, and at many properties yes. Drone operation requires a licensed pilot and the homeowner’s consent. Anything that touches the ground, the roof, or the landscaping is agreed in advance and protected on the day.
Can we name or identify the property?
+
Only with written permission. Some homeowners are pleased to be credited; most prefer the residence remain unidentifiable by address, name, or recognisable exterior. Assume discretion unless you have been told otherwise in writing.
What insurance do productions need?
+
One million dollars in general liability naming the homeowner and Veranda Venues as additional insured, plus workers’ compensation and equipment cover. Certificates are due seven days before the shoot day.
